Bedroom 3: King-size bed, dresser, 2 nightstands, closet, and a 50" LED Smart TV. Sleeps 2. Bedroom 4: Queen-size bed, dresser, 2 nightstands, closet, and a 50" LED Smart TV. Sleeps 2. Bedroom 5: Full-over-full bunk bed, 2 nightstands, dresser, and walk-in closet. Sleeps 4. House Rules

1. No unregistered guests or visitors are allowed. Undeclared guests or visitors will be charged $75 per guest per night. 2. NO PARTIES allowed on premises, no exceptions. 3. Pets are permitted in the house. A pet fee of $100 will apply. Please clean up after your pet and keep them off furniture and beds. Left behind pet deposits around the property or pet hair on furniture and beds will result in extra cleaning of $100. Undeclared pet will be assessed $300 in addition to the cleaning fee. 4. NO SMOKING OR VAPING of any kind anywhere in units or on property. Smoking in this property will result in an additional $500 being assessed to the cleaning fee. 5. Please refrain from moving furniture from one room to another to avoid any damages or breakages. Please report issues immediately. We thrive to solve any problems during your stay, and please kindly noted no refunds will be processed after check out. 6. Please DO NOT REMOVE ITEMS from the property. There will be a charge for missing items. 7. No eating or drinking in bedrooms. There will be $25 charge for each lost or damaged towels and $50 charge for each damaged bed linens. 8. Please respect quiet hours from 10:00PM to 8:00AM. Noise complaints received from neighbors will incur a fee of $500; please respect our neighbors 9. Parking Parking is free in back driveway & garage if needed. City of Rowlett code ordinance disallow parking on public street in front of the house. If you need garage door access, please request them in advance. We have smart garage door opener and we need names and email addresses to set up the digital access. 10. Trash pick up schedule Trash pick up is Tuesday morning , please move trash cans to the back Alley on MONDAY evening or early Tuesday morning at 7AM and move them back after the pick up. It is a city code violation to leave trash cans out on non-trash days. Missed city trash pick up will incur a $100 for manual pick up.

We had a great experience staying at Judy’s residence in Rowlett for a family gathering. The home was very spacious and accommodated the group we had comfortably. The only thing I would note is that the upstairs gets pretty warm in the heat of the day as the A/C didn’t seem to keep up with the temp the thermostat was set at. It only got up to 75 but seemed to cool down well as the day was ending. Other than that, we had no complaints during our stay. Would recommend!

The house is clean and plenty of room/space for a family or group of friends. The Host is very responsive and proactive in getting instructions to help checking in or checking out smoothly. Great experience and highly recommend this home.

This place & host was a pure example of Super Host. My stay was excellent. The home was so beautiful we didn't want to touch anything. Most updated appliances & amenities , bedrooms & bathrooms were heaven sent after a hard days work. 10 stars & 4 thumbs up on this stay.

Judy is incredible host, very communicate and transparent. The house is located in quiet neighborhood but also can access to restaurants and grocery easily. It made my getaway weekend incredible.

If I could give more stars I would. From check in to check out, Judy was a perfect host. Being that we have 3 children, 2 different schools, moving from a previous B&B rental, and making adjustments for my wife with Cancer, Judy helped us with an early check in and a late check out. Every room, except 1 child nursery, has a big screen which was a hit with our kids. The nursery come with a toddler bed that our 2 year old played in for hours with his toys from home. The remodeling was beautiful, yet still comfortable for it's purpose. We would not hesitate to come back again when renting. Thanks, Judy!
