House Rules

1. No unregistered guests or visitors are allowed. Undeclared guests or visitors will be charged $75 per guest per night. 2. NO PARTIES allowed on premises, no exceptions. 3. Pets are permitted in the house. A pet fee of $100 will apply. Please clean up after your pet and keep them off furniture and beds. Left behind pet deposits around the property or pet hair on furniture and beds will result in extra cleaning of $100. Undeclared pet will be assessed $300 in addition to the cleaning fee. 4. NO SMOKING OR VAPING of any kind anywhere in units or on property. Smoking in this property will result in an additional $500 being assessed to the cleaning fee. 5. Please refrain from moving furniture from one room to another to avoid any damages or breakages. Please report issues immediately. We thrive to solve any problems during your stay, and please kindly noted no refunds will be processed after check out. 6. Please DO NOT REMOVE ITEMS from the property. There will be a charge for missing items. 7. No eating or drinking in bedrooms. There will be $25 charge for each lost or damaged towels and $50 charge for each damaged bed linens. 8. Please respect quiet hours from 10:00PM to 8:00AM. Noise complaints received from neighbors will incur a fee of $500; please respect our neighbors 9. Parking Parking is free in back driveway & garage if needed. City of Rowlett code ordinance disallow parking on public street in front of the house. If you need garage door access, please request them in advance. We have smart garage door opener and we need names and email addresses to set up the digital access. 10. Trash pick up schedule Trash pick up is Tuesday morning , please move trash cans to the back Alley on MONDAY evening or early Tuesday morning at 7AM and move them back after the pick up. It is a city code violation to leave trash cans out on non-trash days. Missed city trash pick up will incur a $100 for manual pick up.

Easy to GPS find, host instructions clear. Fully functional & well maintained, including lawn in backyard (and the grill!). Well functioning appliances that we utilized fully, including kitchen; ample dishes; cookware more sparse. Like many homes, a few learning quirks (e.g. thermostat, dishwasher switch). Very responsive host; by text or would problem solve in person if needed. Bedrooms well arranged to maximize sleepers without a "dorm look." Tastefully arranged & decorated; indeed "as pictured." Foam-style mattresses and polyester sheets, cautioning finicky sleepers. Blankets & additional bedding / linens more sparse. Overall felt at home with our extended family and young children. Especially for this area of NE Dallas County, this is an outstanding offering that any large groups should consider.

Fantastic stay! The home was spotless, comfortable, and exactly as described. The host was very responsive and made check-in and check-out incredibly easy. The location was great—quiet but still close to restaurants, shopping, and Lake Ray Hubbard. Downtown Dallas is also only about 22 miles away, which made it roughly a 30-minute drive and very convenient for getting into the city. We didn’t get a chance to use all of the amenities like the full kitchen, pool table, or the outdoor grill and patio area during our stay, but everything looked very well kept and ready for guests to enjoy. This home was exactly what we were hoping for during our visit, and we would definitely stay here again in the future. Highly recommend to anyone visiting the Rowlett area!
