1. Occupancy restrictions: 9 occupants permitted, 6 adults maximum, no more than 4 unrelated. No unregistered guests or visitors are allowed. Undeclared guests or visitors will be charged $75 per guest per night.  2. NO Special events / PARTIES allowed on premises, no exceptions. 3. Pets are permitted in the house. A pet fee of $100 will apply. Please clean up after your pet and keep them off furniture and beds. Left behind pet deposits around the property or pet hair on furniture and beds will result in extra cleaning of $100. Undeclared pet will be assessed $300 to the cleaning fee.  4. NO SMOKING OR VAPING of any kind anywhere in units or on property. Smoking in this property will result in an additional $500 being assessed to the cleaning fee. 5. Please refrain from moving furniture from one room to another to avoid any damages or breakages. Please report issues immediately. We thrive to solve any problems during your stay, and please kindly noted no refunds will be processed after check out. 6. Please DO NOT REMOVE ITEMS from the property. There will be a charge for missing items. 7. No eating or drinking in bedrooms. There will be $25 charge for each lost or damaged towels and $50 charge for each damaged bed linens. 8. Quiet & curfew hours from 10:00PM to 8:00AM. No congregation outside and no amplified sounds beyond the property line during these hours. Noise complaints received from neighbors will incur a fee of $500; please respect our neighbors 9. Please use the hot tub according to the safety rules. Do not use any glassware in or around the hot tub area. 10. Parking No street parking for short-term guests (less than 30 days), parking is available in the back driveway or garage 11. Trash pick up schedule Trash pick up is Tuesday , please place trash cans along the back alley curbline by 6pm Monday evening and return bins behind fence line by 9am Wednesday to avoid penalties. It is a city code violation to leave trash cans out on non-trash days. Missed city trash pick up will incur a $100 for manual pick up.

We have Wi-Fi controlled self-check in smart lock. On your check-in morning, a customized code will be sent via Airbnb message. Guests have access to the entire house except the garage we currently use as a storage.
